Q: Are there any upfront or out-of-pocket costs to lease my property?

  • Nope! We cover all marketing and advertising while your property is vacant.
     
  • Once leased, you pay 50% of the first month’s rent to cover marketing costs.
     

Q: How soon can you start managing my home?

  • Immediately! All agreements are electronic. Once we have your keys, we launch marketing and get your property online ASAP.
     

Q: If my property is vacant, do I still pay a management fee?

  • Not at all! Management fees are only earned when rent is collected.


Q: Can I set rules like “no pets” or “no smokers”?

  • Yes, you can restrict pets or smoking, but service animals must always be allowed.
     
  • We fully comply with the Fair Housing Act; you cannot deny tenants based on protected classes.
     

Q: Do I have input on my property once you start managing it?

  • Absolutely! Some owners like full involvement, others prefer to “set it and forget it.”
     
  • Our web portal gives 24/7 access to all property activity.
     






  • We analyze comps, market trends, and neighborhood demand to price your property competitively.
     
  • Rates are updated for renewals and turnover.
     

Q: How long will it take to lease my home?

  • Usually within 30 days. Timing depends on property condition, market demand, season, and listing timing.
     

Q: How do you secure tenants?

  • Professional photos and video.
     
  • Listed on ~40 websites, the Las Vegas MLS, and our client database.
     
  • Current and past tenants are notified automatically when a matching property becomes available.an answer to this item.


Q: Do I get account updates?

  • Yes! Monthly statements show rent, income, repairs, and vendor payments.
     
  • 24/7 access through your portal.
     

Q: When do I receive deposits and statements?

  • ACH deposits and statements: by the 10th of each month.
     
  • Check payments or third-party/IRA deposits: also by the 10th. 


 

Q: Do I need insurance on my property?

  • Yes! Maintain your own coverage. We also provide tenants with renter’s insurance options.
     

Q: What if a tenant damages my property?

  • Tenants are responsible for damages beyond normal wear and tear.
     
  • Costs are deducted from the security deposit; small claims court can be used if damages exceed the deposit (rare).


 

Q: How much security deposit do you collect?

  • Typically one month’s rent + $300 cleaning deposit.
     

Q: What if a tenant doesn’t pay rent on time?

  • Rent due: 1st of the month | Late: 2nd
     
  • If unpaid by the 5th, a 7-day notice is issued to start the eviction process if necessary.
     


 

Q: How often do you inspect the property?

  • Annual walk-through at lease renewal and tenant move-out.
     
  • Weekly inspections when vacant.
     
  • Additional inspections upon request or if vendors notice unusual issues.
     

Q: What if tenants aren’t taking care of the property?

  • Notices are issued to correct issues. Most HOA concerns are minor, like trash cans or landscaping.


 

Q: How are repairs handled, and what do they cost?

  • Repair limits are set with the owner; approval required for anything above that unless it’s an emergency.
     
  • Vendor invoices are included on your monthly statement.
     
  • If your property has a home warranty, we can submit work orders directly.
     

Q: Can I use my own repair people?

  • Yes, if they meet insurance and licensing requirements.
     
  • Note: our vendors get discounted rates from volume work.


 

Q: What happens when a tenant gives notice to vacate?

  • We provide a move-out checklist, perform a walk-through, and take photos.
     
  • Back charges for repairs or cleaning are billed to the tenant.
     
  • Everything is documented in your owner portal.

  • Windows/Doors: slight warping or paint chipping
     

Damages – caused by neglect, misuse, or accidents:

  • Carpet/Floors: stains, burns, tears, water damage
     
  • Paint/Wallpaper: large holes, torn wallpaper
     
  • Appliances: broken or missing parts, malfunctions from misuse
     
  • Plumbing: clogs or breaks from improper use
     
  • Windows/Doors: broken glass, damaged frames
     
  • Excessive Dirt/Cleaning Issues: mold, filth requiring professional cleaning
     

Vegas-Specific Factors:

  • Hot, dry climate affects HVAC and surfaces
     
  • Dust accumulation and sun damage are common
     
  • High water use for pools/landscaping can impact plumbing
